
An operation combining new programs and urban renewal in a rapidly changing urban environment where the standard of living is improving.
Rebuilding ties
Like a jigsaw puzzle, this operation is part of the overall urban transformation of North-East Paris and forges strong links with its immediate environment: the Portes de la Chapelle (with the Condorcet campus and the new ARENA) and Aubervilliers (with the arrival of the T8 tram-way), and the future “Sud Plaine” district currently under development. Straddling the ring road, this contributes to its gradual pacification and its transformation into a green belt.
New and renovated housing
The development operation will create 800 housing units, 43% of which will be in the form of genuine joint leases, 35% of which will be specific social housing units (for students, etc.) and 22% of which will be private housing units. This project goes hand in hand with the renovation of the 1300 housing units in the Charles Hermite housing estate, built in the 1930s. It will recre-ate sports facilities (as well as cultural, early childhood and sanitary facilities) and introduce a range of productive and tertiary premises.
A sports district
The district will retain a strong sporting vocation, thanks in particular to the Adidas Arena, which was built for the Paris 2024 Games and will host national and international sporting competi-tions, as well as concerts, shows and conferences. This large facility will also include two gym-nasiums for the district and businesses.
First step in a more profound transformation
In the northern part of the joint development zone, apart from a student residence, future con-structions will be dedicated to the economy, particularly the productive economy, and will have the particular feature of being able to be converted into housing, with the prospect of a quieter ring road and the transformation of the neighboring area of Aubervilliers and Saint-Ouen. The entrance pavilions of the former mining station, which have been occupied on a temporary ba-sis since 2016, will be preserved, with a long-term cultural purpose.
Vegetation, an emblematic feature of the district
The project management team led by landscape architect Michel Desvigne has made the land-scape the main driver of the site's transformation. It is the backbone of the project, the dis-trict's iconic landmark, and contributes to the area's resilience. A wooded corridor, a generous-ly planted public area, landscaped roofs and central landscaped areas: vegetation will occupy the site, benefitting the landscape, providing coolness, rainwater resources and biodiversity.
Launched in 2019, the joint development zone (ZAC) covering 20 ha and 174,615 sq.yards of land received the delivery of the Adidas Arena and its forecourt, as well as the development of the first real estate lots.
